Multifamily owners and operators
Funded upgrades for your multifamily properties.
Utility efficiency programs fund assessments and install water and energy saving equipment in apartment units and common areas, at no capital cost to the owner in most territories, and pay rebates on qualifying upgrades in others. ONPEAK finds the programs each of your properties qualifies for, handles enrollment and coordination across your portfolio, and reports the result. You pay our fee only once the upgrades are approved.
How it works
From address list to installed upgrades.
Eligibility scan
Send your property addresses and recent water, gas and electricity bills. Within 48 hours you see which properties qualify and the value of funded upgrades each could receive.
Enrollment
Once we agree terms, we prepare every application, coordinate approvals and resident notices, and schedule around your team.
Assessment and installation
Certified contractors working under the funding program assess the property and install the approved measures. We check that nothing eligible is left out.
Owner report
Approved measures and projected savings, separated into what reaches your operating budget and what reaches your residents, plus an upgrade roadmap.
What is typically included
Upgrades that cut water and energy bills.
What qualifies varies by utility and changes each program year. Your scan shows what applies to each property.

Managing a portfolio?
Let's sit down.
If you manage several properties, we agree a bulk rate for the whole group.
No approval, no fee. Depending on the territory, upgrades are funded and installed through utility efficiency programs, or paid back through utility rebates. Our agreement names each program. Our fee covers qualifying your properties, enrollment, coordination, advocacy and the owner report.

FAQ
What owners ask us.
Is there really no capital cost?
In Illinois and Minnesota, yes, for the measures that qualify through participating utilities. In Michigan the programs pay rebates after the work is done, so the upgrades are discounted rather than free. Your scan shows which applies to each property, and our agreement names each program.
What is the ONPEAK fee for?
Qualifying each property, preparing and submitting every application, coordinating contractors, residents and your staff, making sure every eligible measure is approved, and delivering an owner report. You pay only once the upgrades are approved.
Why work with ONPEAK?
Every utility runs its own offerings, rules, budgets and deadlines, and they change each program year. Eligible measures are easy to miss, larger projects can qualify for more than a standard assessment shows, and a portfolio often spans several territories. We handle all of it across your properties and report the result.
Which savings reach the owner?
It depends on who pays each bill. Water, sewer, central hot water and common areas usually reach the owner. In-unit electricity usually reaches residents. Our report separates the two.
What do my staff and residents need to do?
Residents receive a notice before installation day. Your team provides access and an escort for the technicians. We prepare the notices and the schedule.
Where do you work?
We enroll properties in Chicago, the Chicago suburbs, central and southern Illinois, the Twin Cities in Minnesota and Southeast Michigan, and we track funding programs in ten states. If your properties are elsewhere, send them anyway and we will tell you what applies.
